Subscriber to the HIP Code
In order to speed up the Home buying and selling process and to a certain extent, limit speculative Property sellers artificially inflating house prices, the Government has introduced Home Information Packs or HIP's throughout England & Wales.
From 6th April 2009 HIP must include a property information questionnaire (PIQ). First day of marketing ends on the 5th April 2009.
A Property Information Questionnaire (PIQ) in the pack will provide a summary of information about the property in one place, helping buyers make decisions about whether to view a property, and ultimately to whether to make an offer.
If you wish to sell your home on the open market (not a private sale) the Government say that you must now provide potential buyers of your home with certain Information. This information must be contained in a document called a Home Information Pack or HIP and must be available to all potential buyers before marketing of your home can commence, or for a limited period, as soon as is possible subject to a few conditions
HIP contains a set of Required Documents (ones that must be included) and may also contain certain Authorised Documents (ones that may be included if the seller wishes).
A Standard HIP for a Residential Freehold Property will contain the following items:-
- Index
- Property Information Questionnaire (PIQ)
- Energy Performance Certificates
- Sales Statement
- Sustainable Information for new built homes
- An official Copy of Register of Title and Plan
- Local Authority Search
- Water and Drainage Search
- Leasehold & Commonhold property will require further documents
Optional items:
- Home Use Form
- Home Content Form
